What are the black streaks on my roof, and what should Florida homeowners think about before cleaning them?

A plain-English guide for homeowners in Lake, West Orange, Osceola and northeast Polk counties who are looking up at dark stains on their shingles.

What are the black streaks on my roof? On most Central Florida shingle roofs, those dark streaks are a type of algae, not dirt, soot or mold from inside the attic. It grows in warm, humid weather, spreads across the roof over time and shows up fastest on shaded, north-facing and lakefront slopes. If you have looked up at your roof lately and noticed dark streaks running down the shingles, you are in good company. It is one of the most common things Central Florida homeowners notice about their homes, and one of the most common questions they search for.

Here is what those streaks usually are, why they show up so often here, and what to think about before anyone cleans them.

What the black streaks actually are

On most shingle roofs in Central Florida, the dark streaks are a type of algae that lives on the roof surface. They are not soot, they are not a sign that the roof is "dirty" in the usual sense, and they usually are not mold coming from the attic.

A few things make them easy to recognize:

  • They start at the top and run down. Rain carries the growth down the slope, which is why it looks like streaks instead of spots.
  • They are darker on some slopes than others. The side of the roof that stays damp the longest usually looks the worst.
  • They spread over time. What starts as a faint shadow near the ridge can cover most of a slope within a few seasons.
  • They are often joined by other growth. Green moss, crusty lichen and leaf debris tend to collect in the same shady, damp spots.

Why Central Florida roofs get them so often

Our climate is close to ideal for roof algae. Warm temperatures most of the year, long rainy summers and high humidity keep roof surfaces damp for hours at a time, especially overnight and after afternoon storms.

Some homes get it faster than others:

  • Shaded roofs. Big oaks are part of the charm in places like Montverde, where wooded lots and heavy canopy keep roofs damp and feed black streaks.
  • Lakefront homes. Homes on the Butler Chain in Windermere or near Lake Harris and Lake Griffin in Leesburg sit in moist lake air that keeps roofs and walls from drying out.
  • North-facing slopes. They get the least direct sun, so they stay wet the longest after rain and dew.
  • Older roofs and older neighborhoods. Mature trees and years of buildup mean more shade and more places for growth to take hold.

Is it a problem or just a looks issue?

At first, black streaks are mostly about appearance. But they are worth paying attention to:

  • Curb appeal. The roof is a large part of what people see from the street. Dark streaks can make a well-kept home look neglected.
  • HOA standards. Many Central Florida communities include roofs in their appearance rules, and streaked roofs are a common reason for a notice. (See our guide to handling an HOA notice for mildew or a dirty driveway.)
  • Moisture and debris. Moss, lichen and piles of leaves that collect alongside the algae can hold moisture against the roof surface.
  • Selling or listing photos. A clean roof photographs much better than a streaked one.

If you have concerns about leaks, missing shingles or the age of the roof itself, that is a question for a roofer. Cleaning deals with what is growing on the surface.

What to think about before anyone cleans your roof

Roof cleaning is not the same as washing a driveway. Before you book a cleaning or try it yourself, think through these points:

  • The roof surface matters. Shingle, tile and metal roofs each need a cleaning approach chosen for that surface. High pressure that is fine on concrete can damage roofing.
  • Ask how they will protect the roof. A good provider will explain how they clean without lifting, scuffing or forcing water under the roofing.
  • Ask about your landscaping. Plants, pool areas and outdoor furniture near the drip line should be considered and protected as needed.
  • Think about the walls too. If the roof has streaks, shaded walls and soffits often have mildew as well. Booking house washing at the same visit gets the whole street view clean at once.
  • Do not climb up yourself. Wet, algae-covered roofs are slippery, and falls are a real risk. This is one job where professional equipment and experience matter.

Trident Power Wash uses pressure levels and techniques suited to each surface, so roofs, walls and concrete get clean without damage. Learn more on our roof washing page.

How to keep the streaks from coming back

Roof algae is part of life in Central Florida, but you can slow it down:

  • Trim overhanging branches. More sun and air on the roof means faster drying after rain.
  • Clear leaves and debris. Piles in valleys and along gutters hold moisture against the roof.
  • Keep gutters flowing. Clogged gutters keep the lower edge of the roof wet.
  • Check the shady slopes. Look at the north side and any slopes under trees every few months for the first dark shadow, when it is easiest to deal with.
  • Plan regular cleanings. Shaded and lakefront homes usually need attention more often than sunny lots. Trident offers discounts on recurring cleanings.

Frequently asked questions

Are black streaks on my roof mold?
Usually not. The dark streaks you see on many Florida shingle roofs are a type of algae that grows on the surface of the shingles. It is common across the Southeast because of the heat and humidity, and it is one of the most visible things on a home from the street.
Do black streaks damage a roof?
The streaks are mostly a looks problem at first, but anything that keeps a roof surface damp and holds onto organic growth is worth dealing with. Moss, lichen and debris that collect alongside the algae can hold moisture against the shingles. If you are worried about the condition of the roof itself, have a roofer take a look.
Why is only one side of my roof stained?
The slopes that stay damp the longest get the most growth. In Central Florida that is usually the north-facing side, slopes under oak trees and the side facing a lake. Sunny slopes dry quickly after rain, so they often stay cleaner.
Can I pressure wash my own roof?
It is risky. Working on a roof is a fall hazard, and too much pressure in the wrong place can damage shingles or tiles and push water where it does not belong. Roof washing needs a method chosen for the roof surface, which is why many homeowners leave it to a professional.
How often should a Central Florida roof be cleaned?
It depends on shade, trees and how close you are to water. Many homes do well with a cleaning when streaks first become visible from the street, and shaded or lakefront homes tend to need it more often. Trident offers discounts on recurring cleanings.
